Master Plan for Urban Renewal in Givat Zion Neighborhood, Ashkelon.
The planning proccess included profound analysis of all construction forms of the neighborhood. The proccess followed by few urban renewal proposals:
1. Renewal of housing complexes (shikunim) by evacuation and construction, and identification of supplementary lands for the economic feasibility of the project.
2. Renewal of private housing units (recommended guidelines) by addition of building rights and additional housing unit to the existing units in the lots that meet the criteria.
3. Renewal of the industrial zone by encouraging development and renewal trends through the addition of building rights and expanding the permitted uses of commercial and office buildings.
In total, the plan proposes additional 1,130 housing units (100% feasibility).
